L.A.’s ultra-luxe real estate landscape is shifting in dramatic ways.
This fall, Drew Fenton, one of Hilton & Hyland’s marquee names, veteran real estate exec Nick Segal and Hilton & Hyland marketing chief Ed Leyson struck out on their own to launch a new Beverly Hills-based brokerage, Carolwood. Fenton tells THR that after the death this year of Hilton & Hyland co-founder Jeff Hyland, “It felt like a natural progression to put all that I had learned in my 15 years at Hilton & Hyland into my own firm.”
In recent weeks, Carolwood has lured more than 35 agents from Hilton & Hyland, including power sellers Linda May (winner of the Agent of Historic Architecture Award at The Hollywood Reporter’s 2022 L.A. Power Broker Awards), Brett Lawyer, Jonah Wilson, Susan Smith, the team of Jonathan Nash and Stephen Resnick, Justin Paul Huchel, Bjorn Farrugia, Michael Lamontagna and Gordon MacGeachy.

As a kid, fashion and home designer Jenni Kayne used to visit the Santa Ynez Valley with her family. “I have such amazing memories of summers and long weekends there,” says Kayne regarding the wine-growing region northwest of the city of Santa Barbara.
In September of 2020, Kayne purchased a 3,860-square-foot home in the valley — where celebrity residents have included Noah Wylie, Bo Derek, tennis great Jimmy Connors and lyricist Bernie Taupin — but the four-bedroom house was not exactly move-in ready.

In 2015, Vice Media mogul Shane Smith and his wife Tamyka paid $23 million to purchase Santa Monica’s Villa Ruchello estate from filmmaker Henry Jaglom and his ex-wife, actress-director Victoria Foyt. Now, the Smiths have officially sold the stunning 3.35-acre spread — featured in the film Beverly Hills Cop and comedy series Entourage — for $48.67 million. And though that’s $2 million less than the eye-popping $50 million price tag the couple placed on the Mediterranean-style compound back in early February, it’s still an all-time record for L.A.’s Westside communities of Santa Monica, Brentwood and Pacific Palisades.
